Project Overview
The Dubai Mall — one of the world’s largest and most visited shopping destinations — undertook a comprehensive lighting modernization initiative for its high-traffic food court. Spanning over 12,000 m² and serving more than 50,000 visitors daily, the space previously relied on aging T5 fluorescent troffers with poor color rendering, inconsistent light distribution, and high maintenance demands. Partnering with our LED lighting solutions team, the mall sought a future-ready commercial LED lighting upgrade that would deliver measurable energy savings, improved visual comfort, reduced thermal load on HVAC systems, and alignment with UAE’s sustainability vision.
Challenge Analysis
The existing lighting infrastructure presented multiple interrelated challenges. First, luminaires averaged over 12 years of service, resulting in lumen depreciation exceeding 40%, uneven illumination (average lux levels dropped to 220–260 lux in key dining zones), and frequent lamp/ballast failures. Second, the low CRI (~72) washed out food colors and diminished appetizing appeal — a critical drawback in hospitality lighting environments. Third, fluorescent fixtures contributed significantly to ambient heat gain, increasing cooling loads by an estimated 18% during peak summer hours (April–September). Finally, lack of dimming capability and smart controls hindered operational flexibility and prevented integration with the mall’s centralized building management system (BMS).
Solution
We delivered a tailored commercial LED lighting solution comprising two complementary fixture families: ultra-slim 2×2 ft LED troffers for general ambient illumination and adjustable-height pendant luminaires for task and accent lighting above seating clusters and kiosks. All fixtures feature:
- High-efficiency 130 lm/W SMD 2835 LEDs with 92 CRI and R9 >90 for true-to-life food presentation
- Integrated 0–10V dimming and DALI-2 compatibility for seamless BMS integration
- Optimized optical design delivering uniform 350–400 lux across dining zones (±15% variation)
- IP42-rated housings with anti-glare baffles for glare-free visual comfort
- UL/cUL, CE, and DEWA-certified compliance for UAE regulatory requirements
A total of 1,842 troffers and 326 pendants were installed across 4 sub-zones, with custom mounting hardware engineered for minimal ceiling disruption and rapid retrofit (average installation time: 45 minutes per fixture).
Implementation Process
The retrofit was executed in four non-overlapping weekend phases to avoid business interruption. Each phase included full photometric pre-validation using AGi32 simulation, staged removal of legacy fixtures, electrical reconfiguration (no new circuits required), commissioning of dimming profiles per zone (e.g., ‘Daytime Dining’, ‘Evening Ambience’, ‘Night Cleaning’), and staff training on control interface operation. Thermal imaging confirmed a 3.2°C average reduction in ceiling surface temperature post-installation — directly lowering HVAC runtime by ~11% annually.
Project Results
The completed retail lighting retrofit delivered quantifiable improvements across all KPIs:
-
Energy savings: 40.3% reduction in lighting power consumption — from 189 kW (pre-retrofit) to 113 kW (post-retrofit), translating to 312 MWh/year saved
-
Light quality: Average CRI increased from 72 to 92.8; R9 improved from 28 to 94 — dramatically enhancing food vibrancy and customer perception
-
Maintenance: Lamp replacement frequency reduced by 92%; projected 10-year maintenance cost savings: AED 427,000
-
HVAC synergy: Measured cooling energy reduction of 8.7% in the food court zone during summer months
-
ROI: Payback period of 2.8 years (including incentives from Dubai Electricity and Water Authority’s DSM program)
Client Feedback & Summary
‘This lighting ROI case study exceeded our expectations not just on efficiency, but on experience,’ said the Senior Facilities Manager at Dubai Mall. ‘Customers linger longer, F&B tenants report higher satisfaction scores, and our operations team now has granular, real-time control — all while cutting carbon footprint. It’s hospitality lighting that works as hard as our people do.’ The success of this project has since informed similar retrofits across three additional malls in the region — reinforcing the scalability and strategic value of integrated commercial LED lighting solutions.
